Who uses the outdoor spaces

  • Rafting and river season

The Arkansas runs right through the valley. Keep the boat and trailer close to the put-in instead of hauling it back and forth from home.

  • HOA and covenant rules

Plenty of neighbourhoods will not allow an RV parked on the street or the driveway for long. A space here solves that without a long drive.

  • Winter layup

Somewhere to put the trailer between the last trip of autumn and the first of spring, off your driveway and out of the way.

  • Work trucks and trailers

Contractors and trades who would rather not leave a loaded trailer at a jobsite or on the kerb overnight.

  • Between houses

Moving, selling, or in a rental that has nowhere to put a second vehicle or a camper.

  • Visiting the Royal Gorge

Seasonal visitors who keep a camper in the valley rather than towing it over the pass every trip.

Easy in, easy out

Towing something long is the wrong time to discover a tight entrance. We are on 3345 E. Highway 50, and the entry gate is on Four Mile Lane — turn at the signal by Home Depot rather than off the highway itself.

RV & boat storage questions

How big are the RV parking spaces?

Each space is 12 feet wide by 30 feet deep — 360 square feet of outdoor uncovered gravel parking. That suits most travel trailers, fifth wheels, boats on trailers and utility trailers.

Are the spaces covered?

No. The RV and boat spaces are outdoor uncovered gravel parking. If you need enclosed storage instead, our largest enclosed unit is a 10x40.

When can I get to my RV or boat?

The gate is open seven days a week from 7:00 am to 9:00 pm, and you have your own access code. That covers early departures and evening returns for most trips.

Can I park a boat and trailer together?

Yes. A 12x30 space is sized for a boat on its trailer. If your rig is longer than 30 feet, call us before you reserve so we can confirm the fit.

Do I need to do anything before storing it for the season?

Standard seasonal prep applies: drain the water system, stabilise or top off fuel, disconnect or trickle-charge the battery, cover tires against sun, and make sure it is locked. Nothing about our lot changes those basics.
